A good strategy for the builder to consider for condominium projects…is to make one of the homeowners the president of the HOA board.

Because the typical HOA board at the beginning of a project consists of three members from the builder…and two members from the homeowners…the builder maintains the majority vote regarding all HOA issues while the project is still under construction.

By placing a homeowner in the president’s position, the builder avoids the appearance of running the HOA…when, in fact…the builder must do so until the construction is completed…and can disengage itself from the project.

Having a homeowner act as HOA president also gives a few homeowners within the project some valuable experience dealing with HOA issues from a leadership position…prior to the HOA being on its own after the builder leaves the project.
