For large production tract housing and condominium projects, homeowners associations provide several benefits to both the builder and the homebuyers.

The builder uses the homeowners association (HOA) as a marketing tool that guarantees that everyone’s exterior yards and landscaping will look uniformly good…thus protecting real estate values.

In an HOA, for example, no individual homeowner can park an old junk car on the front yard grass lawn.  An HOA also enables the homeowners to have private control over the quality of landscaping and street and walkway maintenance without being dependent on the budget constraints of the city or county maintenance departments.

If a pothole develops in the street or a tree blows over in a storm…the HOA can make the repairs immediately.
