In new multi-unit tract housing and condominium construction…the customer service is simplified when the new homebuyers are given a list of the subcontractors that can be telephoned directly for repair service work.
This direct contact list should be included in the literature package given to the new homebuyers during the walkthrough. This direct contact list eliminates the middle-man telephone work for the customer service department…and for the homebuyer who can call and schedule the work directly themselves.
Subcontractors on the direct contact list should include the following:
- heating & air-conditioning
- garage door openers
- security alarm system
Because these subcontractors have their own trained service repair staff, which are able to make repair decisions technically beyond the expertise of the builder anyway…the builder can provide the homebuyer with these subcontractor’s telephone numbers. These subcontractors are solely responsible for servicing their work during the warranty period.
The phone numbers of the painting, finish carpentry, cabinets, tile, flooring, and framing contractors are not included on the direct contact list, however, because the homebuyers could call them directly and ask for unreasonable or unwarranted service work that would be turned-down by the builder.
